Overview
We were instructed to take control of a former public house in Burnley through a long-term lease arrangement and transform it into a compliant supported living scheme for young people. The objective was to unlock the property’s potential while creating safe, self-contained accommodation that provided both independence and the support structure residents require.
The Detail
The building had previously been converted into a 13-bedroom scheme, with each room benefiting from its own en-suite bathroom and kitchenette. While the layout offered a strong foundation for supported living use, the asset presented a number of significant challenges, including compliance issues, operational shortcomings and insufficient electrical and water capacity to support the building’s intended use.
Working alongside the landlord and a wider professional team, we coordinated a comprehensive programme of improvements to address these issues and bring the property up to the required standard. This included compliance upgrades, infrastructure improvements and refurbishment works designed to create a warmer, more welcoming environment throughout the building.
A key focus was moving the property away from the feel of a traditional HMO and creating a genuine home environment. The result was a scheme that combined private, self-contained living spaces with the management and support framework required for supported accommodation.
The Outcome
A fully operational 13-unit supported living scheme delivered through a long-term lease structure rather than direct acquisition. The completed project provided high-quality accommodation for young people, with every resident benefiting from their own private en-suite room and kitchenette within a safe, compliant and professionally managed environment.
By resolving complex compliance and infrastructure challenges, upgrading essential services and repositioning the asset for its intended use, the scheme was successfully occupied by a specialist support provider under a long-term arrangement.
